1. Scope of Work

1.1 The scope of work shall be strictly limited to the items stated in the quotation.
1.2 Any item, material, work, or service not expressly stated in the quotation shall be treated as a Variation Order (VO) and subject to additional charges.
1.3 All Variation Orders must be confirmed in writing before commencement.

2. Pricing & Payment Terms

2.1 Quotation validity: 30 days from date of issue.

2.2 Payment terms:

  • 50% deposit upon confirmation of order
  • 50% progressive/final payment prior to installation completion (unless otherwise agreed in writing)

2.3 Failure to make payment according to agreed schedule may result in but not subjected to:

  • Suspension of works
  • Delay of installation
  • Additional administrative or remobilisation costs

2.4 All prices are exclusive of unforeseen site conditions unless otherwise stated.

3. Materials & Finishes

3.1 Standard aluminium carcass and door colours available:

  • White
  • Beige
  • Grey

3.2 Any non-standard colour or finish selection may incur additional charges.

3.3 External laminate finishes:

  • PC Supply Rate: As per in writing
  • Applied to 5 exposed sides with ABS edging unless otherwise specified.
  • Additional charges apply for special laminate selections not stated in the quotation.

3.4 Sintered stone (Vulcan / Coverlam) for width 300–700mm:

  • As per in writing
  • Other widths are subject to additional charges.

3.5 Special hardware, accessories, or custom components requested by client are subject to additional cost.

4. Third-Party Works & Liability

4.1 The following items are by third parties unless expressly stated:

  • Sink
  • Tap
  • Kitchen appliances
  • Sanitary wares
  • Stone/marble works
  • Tiles
  • Steel works
  • Electrical & M&E works

4.2 T SE7EN ALUCRAFT PTE LTD shall not be liable for:

  • Defects
  • Delays
  • Changes to the measurement

arising from third-party supplied items.

5. Electrical & M&E Works

5.1 M&E works, including light points for LED strips, are not included unless specifically stated.
5.2 Client is responsible for ensuring all necessary electrical points are ready prior to installation unless stated otherwise

6. Measurements & Site Conditions

6.1 Lead time: Approximately 1 month from final site measurement confirmation.
6.2 Timeline may be affected by:

  • Site readiness
  • Delay in third-party works
  • Design changes
  • Force majeure events

6.3 Any re-measurement due to site changes may result in additional charges and revised lead time.

7. Warranty

7.1 Warranty duration for third-party products (hinges, sliding mechanisms, laminate, etc.) is subject to suppliers’ terms and passed through T SE7EN ALUCRAFT PTE LTD to the client.

7.2 Warranty does not cover:

  • Misuse
  • Improper maintenance
  • Modification by others
  • Normal wear and tear

7.3 Any rectification under warranty shall be at the company’s/suppliers’ discretion upon inspection.

8. Variation Orders (VO)

8.1 Any changes to design, dimensions, materials, hardware, or layout after confirmation may be treated as a Variation Order.

8.2 Variation Orders may:

  • Affect cost
  • Affect completion timeline

8.3 Work will only proceed upon written approval of VO quotation.

9. Cancellation & Termination

9.1 Deposit is non-refundable once production has commenced.
9.2 If client cancels after fabrication begins, client shall bear cost of materials, labour, and any work completed. Any remaining leftover amount will be refunded according to our discretion on labour and material consumed.
9.3 Company reserves the right to suspend or terminate work in case of:

  • Non-payment
  • Unsafe site conditions
  • Breach of contract terms

10. Defects & Completion

10.1 Minor aesthetic differences in colour tone, grain, and finishing are inherent characteristics of custom made cabinets and shall not be deemed defects.

10.2 Client must notify any visible defects within 14 days of installation.

10.3 Failure to notify within this period shall be deemed acceptance of additional works or Variation Order.

11. Limitation of Liability

11.1 T SE7EN ALUCRAFT PTE LTD shall not be liable for indirect, consequential, or incidental losses, including but not limited to:

  • Loss of rental income
  • Loss of business
  • Delay damages

11.2 Maximum liability shall not exceed the total contract sum stated in the quotation.

12. Force Majeure

The company shall not be liable for delays or failure in performance caused by events beyond reasonable control, including but not limited to:

  • Government restrictions
  • Material shortages
  • Supply chain disruptions
  • Natural disasters

13. Governing Law

These Terms and Conditions shall be governed by and construed in accordance with the laws of Singapore.

14. Late Payment & Recovery

14.1 The Company reserves the right to impose late payment interest at a rate of (bank rate) + 2% per month on overdue amounts.

14.2 The Client shall be liable for all costs incurred by the Company in recovering outstanding sums, including but not limited to:

  • Legal fees
  • Collection agency fees
  • Administrative costs

 

14.3 The Company reserves the right to withhold delivery, installation, or handover until full payment is received.

15. Price Adjustment Due to Material & Logistics Cost Fluctuation

15.1 The Client acknowledges that the pricing provided in the quotation is based on prevailing market conditions at the time of issuance.

15.2 In the event of any increase in the cost of materials, transportation, logistics, importation, or related charges arising from factors beyond the Company’s control, including but not limited to:

Global supply chain disruptions
War, conflict, or geopolitical events
Fuel price increases
Shipping or freight cost increases
Government regulations or import restrictions

the Company reserves the right to revise the contract price accordingly.

15.3 The Company shall notify the Client in writing of any such price adjustments, together with reasonable supporting justification.

15.4 Where a price adjustment is required:

The revised price shall be agreed upon prior to continuation of the affected works; and
Any delay arising from such adjustment shall entitle the Company to a corresponding extension of time.

15.5 In the event that the Parties are unable to reach agreement on the revised pricing:

The Company reserves the right to suspend or terminate the affected portion of the works; and
The Client shall be liable for all works completed and costs incurred up to the point of suspension or termination.

16. Right to Refuse Service (Conduct of Client)

16.1 The Company reserves the right to suspend or refuse continuation of services in the event of any form of inappropriate conduct by the Client or the Client’s representatives, including but not limited to:

  • Verbal abuse
  • Harassment
  • Threatening behaviour
  • Any form of physical or emotional misconduct directed at the Company’s staff, contractors, or representatives

16.2 In such circumstances, the Company shall be entitled to terminate the provision of services immediately without liability.

16.3 Any payments made prior to such termination shall be strictly non-refundable, and the Company reserves the right to recover any additional costs, losses, or damages incurred as a result of such conduct.

17. Nature of Workmanship

17.1 The Client acknowledges and agrees that all works carried out by the Company involve manual fabrication, installation, and workmanship, which may inherently result in minor and non-material variations.

17.2 Such variations may include, but are not limited to:

  • Slight alignment differences
  • Minor surface inconsistencies
  • Tolerances in joints, edges, or finishes

17.3 These shall not be deemed defects, provided that they do not materially affect the functionality or intended use of the works.

17.4 The Company shall, where reasonably practicable, perform touch-ups or rectifications to address such minor imperfections, but such works shall be carried out at the Company’s discretion and to the extent reasonably achievable.

18. Variations & Customisation Charges

18.1 The scope of works shall be limited to the specifications, materials, and standard offerings as agreed in writing.

18.2 Any request by the Client for customisation or variation beyond the Company’s standard specifications may be subject to additional charges, including but not limited to:

  • Alternative handle profiles
  • Custom LED profiles or lighting configurations
  • Non-standard screws, hinges, or hardware types
  • Special materials or components not within the Company’s usual supply

18.3 The Company reserves the right to:

  • Accept or decline such customisation requests; and
  • Revise pricing, timeline, and technical specifications accordingly

18.4 No additional work shall be carried out unless confirmed in writing and agreed by both Parties.

18.5 The Company shall not be responsible for performance, compatibility, or warranty issues arising from Client-requested customisations outside of standard specifications.
